Building a Custom Home: The homebuyer has near-total control of the home’s layout, look, and feel. Custom homes tend to take longer to build and are generally more expensive than spec homes, but the end result is a true expression of the homeowner’s style and priorities.

Building a Semi-Custom Home: The homebuyer selects an existing plan in their homebuilder’s portfolio of plans and customizes the look and feel of the home by selecting the finishes of the home like paint colors, flooring, brick color, etc. This allows you to customize certain features without having to make every detailed decision throughout the home building process. Another benefit is a shorter building timeline, so you and your family can move into your beautifully built home sooner. 

Buying a Spec Home: A move-in ready home built by the homebuilder to meet the needs of the average person. Spec homes are cost-effective ways to get a new home at a good price. Spec homes allow for a shorter building process, allowing for your family to move in as soon as possible.


Yes, you sure can bring your own floor plans and visions for your dream home.   Architects and plan designers create blue-prints that are stamped; if you are planning to build your own home, we suggest going to sites that have pre drawn designs, as this is often easier and cheaper than going to an architect or designer and having them draw a new plan from scratch.  Any changes needed after can be submitted to one of our designers.


Yes, we can build a home on your existing property. We will work with you to determine the best location, ensure you can build on the lot and design for your new home.


 Ask us about customization, we have a company that can modify house designs to meet your requirements.  Common home plan modifications include adding or removing a bedroom or bathroom; changing the foundation, framing, footprint, or roof pitch; expanding the garage; and just about anything else you can think of. 


In order to guarantee the safety of our customers and contractors, homes that are under construction can be visited by appointment only. There will be several scheduled meetings on site with your superintendent throughout the homebuilding process, but if you desire to tour the home outside of those meetings, then you will need to schedule a tour with your real estate professional. 


No. Due to liability, insurance, and a high standard of quality, homeowners are not permitted to perform work on their future home. We strive to ensure your home is done right, on time, and stays within budget. You can spend time with your family and enjoy the process without getting your hands dirty! Leave this to the professionals. 


  • Keep it simple-Select a small house plan to build from that sports a simple footprint and straightforward interior design.
  • Location, Location, Location-Choose a relatively inexpensive building location (typically, big cities and coastal areas tend to be more expensive than rural and suburban locations).  What's more, make sure your home builder reviews and signs off on your lot BEFORE you buy it.
  • Get a cost to build report for the house plan you intend to purchase so you know upfront what costs will likely be involved.
  • Make smart choices-Select economical materials that look nice but that don't break the bank.  Furthermore, ask your builder if you can utilize re-claimed/used materials.
  • Hire a home builder who is familiar with your building location.  
  • Make decisions on-time and stick with them.   For example, if your builder needs to know your choice of flooring in the master suite by next week, make sure you meet that deadline.  What's more, don't change your mind about color, material, etc. after the flooring (or anything else) has already been ordered or installed.
